Prevention! Simple Toilet Repair

A common issue I see on inspections is the bolts that are used to mount/anchor the toilet securely to the floor.

A common issue I see on inspections is the bolts that are used to mount/anchor the toilet securely to the floor.

These anchor bolts need to be secured, cut off, and a plastic cap installed over them. This will prevent injury from stubbing your toe/foot and rust development which can impact the strength of the anchor bolt. Fixing this small issue now can help prevent a potential bigger issue later!

Common Tub/Shower Diverter Problem

In a tub/shower combination the tub spout has a diverter valve attached to the tub spout. When shower operation is required this valve is pulled up thereby sending the water up to the shower head.

This is a common problem noted on inspections.

In a tub/shower combination the tub spout has a diverter valve attached to the tub spout. When shower operation is required this valve is pulled up thereby sending the water up to the shower head. As this valve wears out over time it will not completely shut off the water and divert it to the shower head. This will cause the water pressure at the shower head to be low and water to pour out of the tub spout, as you can see in the image.

It is an easy replacement/fix by a homeowner or a qualified plumbing contractor that will assure full water flow to the shower head.

As the gas comes in, if it has any sediment in it it needs to have an area for the sediment to drop in order for the gas to enter the unit. If it does not, the sediment can enter the unit and can block areas are required to be free like the gas jets, which can cause the hot water heater to not work correctly.

If your hot water heater either does not have a sediment trap or it is incorrectly installed, I recommend having it inspected by a licensed certified plumber

Lets Talk Circuit Breakers

Let's talk about circuit breaker panels (breaker box) and the importance of accurate labeling. This is an image from a recent inspection I conducted with clear labeling.

If you’re buying a home and the circuit breaker panel labeling is not clear, I recommend you asking the home owner to update it for you before moving in. If they’re not capable or confident in doing that you can ask a certified electrician to verify what circuits are tied to what breakers for accurate identification.

This will not only ensure no circuits are overloaded but will make it quicker to shut off the correct circuit in an emergency situation.
